Since everyone's been bugging me about this I'll put the full story here since I can't really keep up with the various threads I made.
About a couple of months ago I bought a home from an old couple. They'd been considering moving out for a while but it wasn't until the wife's dementia and the husbands slowly aging joints that they gave up. One of the things that should've ticked my red flags off was the price, despite being a nearly 60 metre property with a good acre of a forest they were selling it for $1000. As I already mentioned in the greentext they only had one request and that was the treehouse stays intact and doesn't get altered.
Given the way they talked about it I assumed their kid owned it and had passed. I'll skip through most of what happened in the greentexts since I linked them above but I recently fixed the walkie talkies and, out of morbid curiosity and compulsion. Set them up as the owners had left them with the other on my bedside. Kinda relaxing to listen to hear forest sounds until I heard what sounded like an animal trudging around the base of the tree.
This just freaked me out even more since I KNEW there was no way an animal that big could climb over the fencing surrounding the forest. Checked the next day, nothing, no tracks, nothing. I also recently went up one night to dick around with the kid's copy of Crash when I noticed one of the walkie talkies had disappeared. Turned out one of my friends stole them when I went to take a piss during our Larp.
I'm not sure what to do, if it's a bear then I'm fucked. I'm built like a sterotypical nerd.

I haven't been able to write this.
So after the whole forest scare I was getting a bit paranoid. I called off my friends and my's larping and also contemplated a steel fence to the forested entrance. I only decided against it since I was too lazy.
My friend wouldn't give it back since he 'lost them' and I tried getting a better improvement, cameras. I set them under the treehouse and outside the backdoor. However I couldn't get anything on camera, I switched on nightmode too but I can't get a damn animal to even make a cameo.
I tried actually staying up watching the cameras live, making a dogshit little survailance room complete with my assistant Miku Fumo. For most of the time I didn't hear anything again until I switched to the treehouse cam. Which sounded like something choking slightly.
I was pissed but I didn't care too much. I tried again last night, first few hours went by uneventful aside from some wildlife. It sounded wrong though. I don't know much about geese but it sounded like them in the distance. What I do know from a vague conversation was that they migrate in the fall, it's nearly December.
Closing Updates
It's taken me much more strength to finalise this. Thank you u/spookyking and u/mytires for helping the most with this but I can't keep up with this.
After my last update I kept trying to find anything on camera that could be the culprit. I got my friend from Larping sessions (elf, who's dad used to do hunting) to help set up both small and large traps.
I'll be honest, I could handle a bear. Would it be annoying? yeah I don't really like having to deal with that. But as long as it didn't wander too close I'd be fine. I admit I've spent most of my nights trying to find anything. There was one sound I heard, something like a kid having a conversation. I grabbed my baseball bat and ran out but there was nothing.
When I checked the cameras I heard the conversation again but, it didn't sound right. It's somewhat hard to describe since I don't have the audio on hand but. It sounded like someone trying to speak normally but making constant word salads.
